One Story Homes Under 1400 square feet (basements DO NOT count towards Square Footage) Exterior Painting ONLY! Primer is not included in this price, if labor is needed for a coat of primer to change the color, this may be an additional cost, unless primer is included in the paint that was purchased. Price is based on using the same color paint that is currently on the outside of the home or is a darker color.

The type of paint recommended will depend on the time of year and the weather. 

  1. In months that are very hot:  Acrylic Paints can be applied when temperatures are between 40 to 90 degrees F. 
  2.  Acrylic and latex-based paints are also excellent choices for cold-weather applications.  These paints resist moisture to provide the perfect finish. Either way, outside temp should not drop below 32 degrees F 



Acrylic and latex-based paints

  1.  Latex is more environment-friendly than the regular oil-based paints. It is usually water based and does not emit any foul odor. On the other hand, oil-based paints emit fumes upon application.  
  2.  Latex finishes on an exterior painting project typically stay elastic for many years, while oil-based paint would eventually become brittle.  
  3.  Latex Paint also normally dries faster than oil paint. 


Type of Paint in Extreme Heat

Acrylic latex paints are particularly effective for exterior surfaces. They offer flexibility that accommodates expansion and contraction due to temperature changes, and they hold their color well under intense sunlight 



Items NOT Included in the Fixed Pricing of $1,995.00

Any scraping, sanding, cutting or construction of defects that may be in some of the wood siding or stucco. Any construction that needs to be performed must be completed before any works starts. Also, any sunrooms, porches, decks, etc. will also not be included in the price of $1,995.00

However, sometimes a home maybe small enough where minor scraping maybe included but it will depend on the type of home, how it's built and the overall size.



Power Washing Exterior of Home

If you would like your home power washed before adding any paint and prolong the life of your new paint, this will be your best option!

Power washing will show all loose paint that has to be removed. 


Power washing starts at $295.00 and depends on the type of home you have, how high, square footage, location to other homes nearby and other factors that need may need to be addressed. 


Priced at ONLY $295.00 for Sanding of Siding & Scraping of Loose Paint

  1. Pricing Starts at ONLY $295.00 for Minor Work. 
  2. With the process of Exterior home painting sanding is often involved to create a mechanical bond between the new paint and the old surface, which will ensure better adhesion and longevity. This process helps to roughen the surface, remove any loose or flaking paint, and prepare the exterior for a smooth, durable finish.  
  3.  Removing loose or peeling paint, rust, or other debris to create a clean and smooth surface to adhere to.

 

NOT All Homes Need Sanding or Scraping of Loose Paint

  1. Yes, that's' right NOT all homes with wood siding need to be sanded before painting. Sanding is typically recommended when there is peeling or flaking paint, or if the surface is excessively glossy. However, if the current paint is well-adhered and not peeling, sanding may not be necessary.  
  2.  If you see grey wood fibers, it indicates dead wood and needs to be sanded down before painting.  
  3.  New, unpainted wood siding should be lightly sanded before priming and painting.
